If you want software that answers your lettings enquiries for you — replies to Rightmove and Zoopla leads at 9pm, qualifies the applicant, and books the viewing without a negotiator touching it — you are choosing from a small but fast-growing category of UK products. This guide compares ten of them: what each actually does, what it costs where pricing is published, and who each one genuinely suits.

Every fact below about a competitor comes from that company's own public materials, checked in July 2026, and where something is not stated publicly we say "not stated" rather than guess. Rivals beat us on some dimensions — phone answering, price floor, install base — and this page says so, because a comparison that rubbishes the alternatives is not worth your time.

Text-first AI assistants that work with your existing CRM — Autoprop and Felicity (LightWork) — answer portal, email and WhatsApp enquiries conversationally, book viewings into your diary and carry on into referencing, maintenance and rent. Voice-first AI receptionists — Nesti, Lettings Quest, and LettingGuru's Nita — answer the phone 24/7 and book viewings from the call. CRM-native AI — Alto's Lead Flow and Street's AI Call Handler — is switched on inside those CRMs, and only those CRMs. If you want instant responses but not conversational AI, LeadPro sends templated auto-replies with a qualification form at a lower price. Apex27 and Reapit are included as context: both are CRMs agents ask about, and neither ships a live conversational enquiry handler today.

1. Autoprop
What it is: an AI letting agent that handles the lettings operation end to end. It replies to portal, website and email enquiries in your agency's tone the moment they arrive, qualifies the applicant in the conversation, and books suitable viewings straight into the diary — then keeps going: referencing chased, maintenance coordinated, rent collection moving. It runs 24/7 including evenings, weekends and bank holidays.
CRM: works alongside Apex27, Reapit, Alto, Jupix and other common UK lettings systems, or acts as a complete lettings CRM itself — so adoption is an add-on, not a migration.
Where rivals beat it: Autoprop does not answer the telephone — if your biggest leak is missed calls rather than portal enquiries, look at the voice-first products below. It is also a young company next to Alto or Reapit.
Pricing: from £299 per month, scaling fairly with usage, first month free, setup and supported CRM migration included.
Choose Autoprop if: you want portal and email enquiries answered, qualified and booked around your existing CRM, and the rest of the tenancy admin carried by the same system.
2. Felicity, by LightWork
What it is: "the AI front desk for letting and estate agents" — answers phone, email, WhatsApp and portal enquiries in under 20 seconds, 24/7, qualifies on budget, move date, pets and right-to-rent, and books viewings into the diary with two-way CRM sync. It also triages maintenance, chases arrears and tracks compliance. LightWork claims around 85% of enquiries are handled autonomously — its own client data.
CRM: integration layer, not a CRM. Alto is confirmed live; for other systems you need to ask.
Where it wins: it is the closest product to Autoprop in scope and it answers the phone, which Autoprop does not.
Pricing: not published — "scales with your portfolio".
Choose Felicity if: you want one AI front desk covering the phone as well as text channels, and quote-based pricing does not put you off.
3. Alto Lead Flow (BridgeAI)
What it is: AI lead handling built natively into the Alto CRM. It responds instantly across WhatsApp, email, portals and your website, qualifies budget, timeline and readiness, offers real diary availability and books the viewing — 24/7, "even at 11pm on a Sunday", in its own words. It will suggest alternative properties to unsuitable applicants.
CRM: Alto only. You contract with Alto, and if you run anything else it is not available to you.
Where it wins: if you are already one of Alto's thousands of agencies, this is zero-integration AI switched on inside the system you use — nothing else on this list can offer that to an Alto shop.
Limits: no phone answering; scope is lead-to-viewing, and Alto's own description is that it handles administrative tasks rather than replacing negotiators. Pricing is not published.
Choose Alto Lead Flow if: Alto is your CRM and you want text-channel enquiry handling with no integration project.
4. Street AI Call Handler
What it is: Street.co.uk is a modern full CRM for sales and lettings, and its AI Call Handler answers inbound phone calls 24/7 with property-aware conversation, qualifies the caller, captures valuation leads, and writes a transcript and summary into the CRM. A separate Booking Engine lets applicants self-book viewings around the clock after rule-based pre-qualification — forms rather than AI conversation. Whether the AI books viewings itself, or answers portal email leads conversationally, is not stated on Street's pages.
CRM: Street only — the AI comes with the CRM, and adopting it means migrating your agency onto Street.
Where it wins: a genuinely live AI phone product inside a polished modern CRM, with a strong consumer booking experience.
Pricing: not published — quotes are built per agency.
Choose Street if: you are open to moving your whole operation to a new CRM and missed calls are your main leak.
5. Nesti
What it is: an AI platform for agencies built around voice — it answers every inbound call with natural conversation in up to 16 languages, qualifies applicants with your exact questions, and books viewings and valuations directly into your calendar, with transcripts logged to your CRM instantly. WhatsApp, web chat and on-site avatars are also offered. Average go-live is about two days.
CRM: integrates with Alto, Reapit, Street and Apex27.
Where it wins: transparent pricing on a strong voice product, with public example calls you can listen to before you buy.
Limits: metered by call minutes; scope is enquiry-to-viewing rather than the tenancy lifecycle; the company launched in 2025.
Pricing: published — Starter £199 per branch per month (300 AI call minutes), Growth £360 (1,000 minutes), Enterprise custom.
Choose Nesti if: phone answering on top of your existing CRM is the priority and you want to see the price before the demo.
6. LettingGuru and Nita
What it is: an all-in-one platform for letting agencies — property and tenancy management, maintenance, compliance, finances — with an optional AI phone receptionist, Nita, that answers every call 24/7 in natural British English, books viewings against the platform's real availability, logs maintenance and takes messages.
CRM: its own platform only; Nita does not plug into other CRMs.
Where it wins: price. The platform is £399 per month with free onboarding and Nita is from £79 per month — the cheapest route on this list to "everything including a phone AI".
Limits: requires running your agency on LettingGuru entirely, and Nita is voice-only as described.
Choose LettingGuru if: you are a new or small agency without an established CRM and want one inexpensive box.
7. Lettings Quest
What it is: a voice-first AI agent that answers every call 24/7, books viewings and valuations, qualifies tenants and buyers on the call, and logs the results to your CRM. It claims integrations with Reapit, Alto, Dezrez, Expert Agent and Street, and over 200 UK agent customers — the company's own figure.
Caveats: the public footprint is thin — no published pricing, team or founding details — so do your own diligence on the vendor even if the product demos well.
Choose Lettings Quest if: you want a voice-first answering agent and are comfortable working with an early-stage vendor.
8. LeadPro (Nurtur Lead Management)
What it is: the established non-AI alternative. LeadPro responds instantly to every portal enquiry with a branded, templated email or SMS and a pre-qualification questionnaire — explicitly forms, not conversation — and does not book viewings. It is CRM-independent.
Where it wins: price and simplicity. Lead Parser is £79 per branch per month with 300 leads included; an Autocaller add-on is £42.50 per branch per month.
Choose LeadPro if: you want every enquiry acknowledged instantly at the lowest cost, and your team is happy doing the qualifying and booking themselves.
9. Apex27
What it is: a well-liked, low-cost cloud CRM for UK sales and lettings — £35 per user per month on a 30-day rolling contract with a free trial. Its automation covers viewing confirmations, SMS notifications and overdue-rent reminders, and its only AI feature is ChatGPT-based reporting. It has no conversational enquiry handling of its own: enquiries wait for a human unless you add a tool on top (Autoprop and Nesti both integrate with it).
Choose Apex27 if: you want a transparent, cheap CRM as the system of record and plan to add an AI layer for the enquiry work.
10. Reapit
What it is: the enterprise heavyweight — 25+ years, 15,000+ branches worldwide, and the platform of choice for many of the UK's largest agencies. Its AI today covers property descriptions, pre-qualification workflows in Reapit Bookings and adaptive appointment scheduling; its fuller AI assistant, RAI, was announced with a first release due from early 2026, covering property descriptions, lead scoring and maintenance workflows. A live conversational enquiry handler is not something Reapit's pages claim today.
Choose Reapit if: you are a multi-branch or enterprise agency betting on one vendor's long-term platform, and you can wait for its AI roadmap — or pair it with an integration-layer tool from this list in the meantime.
How to choose
Four questions settle most shortlists. Where do you lose leads — the phone or the inbox? Missed calls point to Nesti, Felicity, Street or Nita; portal and email enquiries sitting overnight point to Autoprop, Felicity or Alto Lead Flow. Do you want to keep your CRM? If yes, you need an integration-layer product (Autoprop, Felicity, Nesti, Lettings Quest, LeadPro); if you are open to migrating, the CRM-native options come into play. Do you want lead-to-viewing only, or the whole tenancy? Most tools here stop at the viewing; Autoprop and Felicity carry on into referencing, maintenance and rent. Do you need to see pricing before a sales call? Then your list is Autoprop, Nesti, LettingGuru, LeadPro and Apex27 — everyone else quotes on enquiry.
